Finance / Mortgage Broker

Conveyancer

Once the Seller and Buyer have agreed a Sale/Purchase price, both parties would ordinarily require the service of Conveyancer to ensure both parties interests are adequately covered and that all documentation and legal searches relating to the Sale/Purchase are accurately completed. Again, Globus Wealth Management have reliable and competent Conveyancer that they are able to recommend to customers.

Energy Performance certificates (EPC)

Properties for sale in the United Kingdom require an Energy Performance Certificate or EPC for short. This document details how energy efficient a property is. Globus Wealth Management, through its network of professionals can assist Sellers to obtain this document.

Surveyor / Valuer

For Buyers who are in a fortunate position of not needing to finance their purchase with a mortgage, it is still advisable for them to arrange for the Property they wish to buy to be assessed by a surveyor. The report should pick up on any issues the property may have (depending on the type of valuation) and would be helpful in providing an assessed market value for the property. Globus Wealth Management, through its network of partners and professionals can also assist with this.

Insurance

Purchasing a home will be one of the most expensive expenditures anyone could make. There are initial costs such as Solicitors fees and disbursements, Valuation fees and in some instances Broker Fees that will need to be paid even before you exchange contracts or complete the deal. There are times when one party may pull out of the deal and all of the money paid towards these service can sometimes be wasted. Buyers are able to put insurance in place, namely Homebuyers Protection Insurance can cover these costs should such an eventuality arise.

 Again, on exchange of contracts, the Property becomes the legal responsibility of the Buyer even though completion may occur at a later date. It is therefore important that the Buyer puts Home Insurance is in place on the date of exchange to protect their interest in the Property. Globus Wealth Management have Partners on hand that will be able to arrange Homebuyers Protection Insurance and/or Home Insurance for our customers
